When Sanitization Is the Right Call
Some homes need more than a physical cleaning. If your ducts have a musty smell, visible mold, water damage history, or stubborn odors that linger after the system runs sanitization is the next step. Applied after a complete duct cleaning, the EPA-registered antimicrobial reaches the surfaces where odors and microbial growth originate.
Who Needs This?
- Homes with musty or mildew smells when the AC kicks on
- Recent water damage in or near the duct system
- Visible mold at registers or in the air handler
- Pets in the home pet dander and odors trapped in ducts
- Smokers or recent smoke damage odors live deep in the duct surfaces
- Family with allergies, asthma, or compromised immunity
- Older homes with mature ductwork where biofilm has had years to form
What's Included
- Full duct cleaning first Sanitization works on clean surfaces, not dirty ones. We always clean before we sanitize.
- EPA-registered antimicrobial Designed for use in HVAC duct systems, safe for occupied homes after dry time.
- Atomized application Even coverage across all interior duct surfaces.
- Air handler treatment Where most biofilm forms in a humid system.
- Drain pan and condensate area treatment Common breeding ground for mold.
- Documentation Product label and SDS on request.
Is It Safe?
Yes. We use only EPA-registered antimicrobial treatments specifically labeled for use in HVAC systems. Standard application requires a brief dry time (usually 30 to 60 minutes) before the system is run. After that, the home is fully safe to occupy. We're happy to share product information and labels before treatment.
How Long Does It Last?
The active treatment kills existing mold, bacteria, and odor-causing microbes on contact. Many products also leave a residual antimicrobial barrier that continues working for months. The single best way to keep ducts sanitized long-term is to combine sanitization with regular cleaning every few years and good HVAC maintenance.
